Step Into Leadership – Hiring Assistant Service Manager to Help Drive Service Excellence. We are seeking an Assistant Maintenance Manager with a "Whatever It Takes" approach to join our full-time team. The role ensures that the physical aspects of the community meet company standards and applicable laws. In this position you will manage, develop, and mentor the maintenance crew, providing expert troubleshooting across HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. You will establish a 24‑hour on-call schedule, maintain inventory, create preventive and make-ready work schedules, and regularly inspect buildings and vacant units while completing tasks assigned by the Service Manager. • Manage, develop, and mentor the maintenance team in diagnosing problems and making repairs. • Provide expert troubleshooting for HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structures, and appliance repair. • Establish and maintain a 24-hour on-call schedule, remaining available for emergencies such as snow or ice. • Oversee inventory of all maintenance materials. • Create on-call, preventive maintenance, make-ready, and work-order schedules for the team. • Conduct regular inspections of community buildings and vacant units. • Complete tasks assigned by the Service Manager.

Candidates must hold a valid driver’s license, have a personal vehicle, and reside within a 30‑minute commute to the properties. Preferred credentials include HVAC/EPA/CFC certification, and candidates should possess a one-year certificate with 2‑4 years of related experience or equivalent education. • Active, valid driver’s license and personal vehicle. • Live within a 30-minute commute of the properties. • HVAC/EPA/CFC certification preferred. • One-year certificate with 2‑4 years related experience, or equivalent education and experience.

Benefits

Compensation includes a $22‑$24 hourly wage, up to a 50% rent discount, and various financial incentives such as renewal commissions, quarterly Morgan Essentials, on-call appreciation pay, and a referral bonus up to $750.
