About the Role
The Maintenance Technician supports the property’s maintenance program, handling corrective, preventative, routine, emergency, and cosmetic tasks while overseeing the make‑ready process under the direction of the Maintenance Supervisor and Community Manager. This role involves daily on‑site attendance, responding to work orders, maintaining common areas, and ensuring safety and compliance with Asset Living policies and OSHA standards. • Respond promptly to resident and management service requests and work orders for common areas, buildings, and units. • Perform routine, corrective, preventative, and emergency maintenance, including swimming pool care and chemical log documentation. • Assist with scheduling and execution of maintenance‑related turn events and unit inspections. • Maintain a clean and safe exterior environment, including grounds, breezeways, and common areas. • Ensure compliance with OSHA, EPA, and Asset Living safety policies; promote safe work practices. • Track inventory of tools, equipment, and supplies; keep the maintenance shop organized and stocked. • Document service requests, maintenance activities, make‑ready status, and compliance records accurately. • Provide excellent customer service, monitor response times, and uphold community policies. • Participate in on‑call emergency coverage and report any violations of community rules. • Maintain basic computer skills for on‑site software functions and understand Fair Housing Laws.
