About the Role

The Pre‑Design Services role partners with internal and external project teams throughout all construction phases to align design, construction, specialty consultants and owners, delivering consistent pre‑construction services. • Foster teamwork by collaborating to build trust and collective success. • Improve efficiency and consistency during design phases across all delivery methods. • Lead and coordinate design team schedules, discipline integration and document completeness. • Conduct milestone reviews of consultant documents, providing quality feedback and alternative solutions. • Anticipate constructability, long‑lead and procurement challenges to align schedule and budget. • Support best‑practice development and billable services for the design phase. • Execute project‑level design coordination under direction of the Director of Pre‑Design Services. • Interpret client market analyses to develop integrated master‑planning services. • Deliver master‑planning services for assigned market sectors. • Prepare educational presentations on market‑sector trends for internal and external events. • Maintain industry knowledge to position KACC as a leading contractor and enhance pre‑construction offerings. • Execute sector master‑planning under guidance of the Director. • Advise clients on delivery methods such as Design‑Build and IPD, including RFP creation and procurement. • Lead or support architectural and engineering consultant solicitation and selection as needed. • Coordinate delivery‑method consulting with the Director’s strategic lead. • Provide design‑phase expertise to Operations teams to uphold the single‑point‑of‑contact model. • Collaborate with cross‑functional partners and serve as information conduit for project teams. • Maintain proactive relationships with consulting firms, monitoring performance and recommending consultants. • Lead continuing‑education strategies to keep KACC current on industry trends. • Secure external education opportunities through professional associations and partners. • Lead, facilitate and present at interviews, meetings and industry events. • Contribute to internal training initiatives as directed. • Ensure adherence to KA’s quality and safety standards. • Occasionally attend off‑site meetings and navigate building floors.

What You Bring

Physical demands include extended periods of sitting or standing, regular computer use, occasional off‑site meetings, and the ability to lift up to 25 lb unassisted. • Minimum 7 years experience in CM/GC or A/E environments. • Proven ability to lead teams delivering quality work and retaining clients. • Proficient with MS Office 365 (Word, PowerPoint, Excel, Outlook). • Strong business‑development skills to grow the practice. • Excellent verbal and written communication with internal and external stakeholders. • Ability to work under pressure, meet deadlines and provide exemplary customer service. • Effective time‑management and productivity to achieve challenging goals. • Demonstrated work ethic aligned with company values and high conduct standards. • Professional degree in Architecture, Engineering or Construction Management. • Licensed Architect or Professional Engineer. • Valid driver’s license with satisfactory motor‑vehicle record. • Communicate clearly in writing and verbally to colleagues and stakeholders. • Sit or stand for extended periods (50 %+ of the day). • Use computer/laptop/iPad in an office environment. • Lift up to 25 lb unassisted.
