As a Maintenance Technician you will diagnose issues, perform repairs, and keep community properties in excellent condition, contributing to AvalonBay’s reputation for style and comfort. The position requires you to address a wide range of systems, from HVAC and electrical to plumbing, appliances, carpentry, and emergency equipment, while also supporting turnover readiness and preventative maintenance for apartments. You will assist with interior and exterior painting, uphold a safety‑first culture, and perform hot‑work tasks such as brazing, soldering, and welding according to company standards. • Diagnoses and repairs problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features, and waste management systems • Completes assigned service requests and repairs in line with company standards and timeliness • Ensures vacant apartment homes are rent‑ready in a timely manner and performs turnkey work as required • Conducts apartment preventative maintenance • Assists in painting both interior and exterior surfaces • Maintains an incident‑ and injury‑free safety culture by following all AvalonBay safety policies and reporting unsafe conditions • Performs hot works including brazing, soldering, and welding according to AvalonBay’s standards • Accommodates an on‑call schedule on a rotating monthly basis • Communicates effectively with associates and residents to provide customer service • Identifies cleaning and chemical supplies, understands Hazard Communication SDS, and handles chemicals safely

What You Bring
Candidates must have 2‑3 years of relevant maintenance experience, a valid driver’s license, and the ability to rotate on‑call duties each month. Strong communication skills, familiarity with AvalonBay policies, safe handling of chemicals, proper use of PPE, and basic knowledge of emergency shutoffs and paint applications are also required. • Possesses 2‑3 years of maintenance experience with knowledge of HVAC, plumbing, electrical, and general repairs • Holds a valid driver's license • Reads and understands key policies such as Key Control, Apartment Home Turnover, and Maintenance Emergency procedures • Know how to properly use personal protective equipment (PPE) • Understands basic emergency systems, shutoffs, locations, and operation sequences • Demonstrates knowledge of paint types and painting tools
