About the Role

Consultants complete the applicant screening process and prepare appropriate correspondence based on the results. They prepare leases and related addendums, maintain lease records and files, and keep the property waiting list updated in compliance with affordable housing programs and HUD/Agency regulations. Consultants support timely input and full utilization of on‑site PC‑based property management software for accurate leasing data. They ensure apartments are ready for occupancy by inspecting units, placing move‑in products, and adding last‑minute touches, then distribute keys, move‑in packages, safety videos, and other paperwork at lease signing. Leasing consultants stay current on marketing and leasing techniques, pursue affirmative marketing goals, and seek new residents through outreach, direct marketing, cold calling, literature distribution, and contact with government, social, religious, and community organizations. They also monitor competitor rental rates and promotions by visiting rival properties. They assist in mentoring newly hired leasing consultants. • Meet prospective residents, assess their housing needs, and determine eligibility. • Show vacant and model suites and quote rental rates and promotions. • Conduct follow‑up calls, send literature, and pursue rental status. • Collect application fees, security deposits, and rent payments. • Manage internet leads and ensure timely follow‑up. • Maintain and grow social‑media engagement through posts and review responses. • Screen applicants and prepare correspondence based on screening outcomes. • Prepare leases and addendums, and maintain accurate lease records and waiting lists. • Utilize on‑site property management software for precise leasing data entry. • Inspect apartments for move‑in readiness, place move‑in products, and add final touches. • Distribute keys, move‑in packages, safety videos, and required paperwork at lease signing. • Implement marketing strategies, conduct outreach, cold calling, and distribute literature. • Monitor competitor rental rates and promotions by visiting rival properties. • Mentor newly hired leasing consultants. • Ensure compliance with fair housing laws and affordable housing program requirements.

What You Bring

The position requires a high school diploma or GED; an associate degree in customer service or hospitality is preferred. Candidates need 1–2 years of leasing or sales experience, with multisite experience as a plus, and a valid driver’s license. Required skills include knowledge of fair housing laws, affordable housing programs, Microsoft Office, personal accountability, persuasiveness, and customer service; experience with Yardi/CRM is a plus. Weekend work may be required.
