About the Role

• Hire, train, and supervise on‑site personnel, manage scheduling, and lead daily team meetings. • Achieve financial targets by increasing revenue, controlling expenses, preparing budget reports, and overseeing collections and payments. • Maintain at least 95% occupancy, manage leasing and renewals, ensure timely move‑ins, and promote resident retention. • Oversee maintenance operations, handle work orders, conduct preventative tasks, prepare vacant units for market, and manage curb appeal. • Supervise external contractors and coordinate capital improvement projects. • Develop and implement marketing strategies to attract new residents and conduct monthly market surveys. • Ensure compliance with federal and state Fair Housing laws, company policies, and safety guidelines.

What You Bring

Morgan Properties is seeking a proactive, bilingual Property Manager to lead the operational and financial performance of an apartment community. The role involves overseeing leasing, resident satisfaction, maintenance, and staff while ensuring company goals are met through effective team leadership and day‑to‑day management. • Preferably bilingual with experience managing 600+ units or higher. • Possess a bachelor’s degree or 5+ years of related experience, and a valid driver’s license with a good driving record. • Demonstrated ability to monitor financial statements, oversee capital projects, and meet occupancy goals. • Relevant certifications such as ARM, CAM, CAPS, MPM, or RMP are a plus. • Strong interpersonal, communication, analytical, and problem‑solving skills.

Benefits

The compensation package includes a base salary of $70,000–$75,000, a 20% rent discount, lease and renewal commissions, quarterly Morgan Essentials payments, and an employee referral bonus.
