About the Role

The Assistant Community Manager supports the Community Manager by overseeing daily operations and financial functions of a housing community. The role includes rent collection, cash‑flow optimization, and full‑cycle management of personnel, leasing, maintenance, administration, and risk when the Community Manager is absent. Financial duties involve posting all resident payments, reconciling receivables, monitoring bad debt, issuing late notices, processing evictions, and completing month‑end closing and reporting. The Assistant Community Manager also ensures the property meets budgeted revenue, expense, and Net Operating Income targets while maintaining accurate resident records. Personnel responsibilities include regular on‑site attendance, recruiting, hiring, training, coaching, and evaluating staff in line with Asset Living’s benchmarks. The manager promotes a harmonious work environment, enforces company policies, and provides ongoing guidance. Leasing tasks require implementing marketing strategies, handling resident complaints, developing retention programs, and effectively showing, leasing, and moving in prospective residents. Accurate documentation and timely follow‑up are essential. Administrative duties cover delivering excellent customer service, overseeing maintenance request turnaround, conducting property inspections, and managing supplies and vendor contracts economically. What You Bring

Candidates with at least one year of experience in affordable‑housing programs such as LIHTC, HUD Section 8, USDA Rural Development, or HOME funds are preferred. Relevant certifications (e.g., HCCP, COS, BOS) are advantageous but not required. Education requirements range from a high school diploma or equivalent to a bachelor’s degree, with two years of housing‑industry experience preferred. Candidates must possess basic computer skills and a working knowledge of Fair Housing laws and OSHA regulations. Physical demands include standing or sitting for long periods, climbing ladders or stairs, lifting up to 25 lb, operating machinery or motor vehicles, and working in varied weather conditions or confined spaces.
