About the Role

The Assistant Community Manager supports the Community Manager in daily operations and financial functions, handling rent delinquency, cash‑flow optimization, and acting as the onsite leader in the manager’s absence. • Post and reconcile all resident payments and account receivables daily. • Monitor bad debt, issue late notices, contact residents/guarantors, and coordinate evictions. • Ensure property meets budgeted revenue, expenses, and net operating income targets. • Process unit move‑out charges, statements, and security‑deposit refunds. • Screen, hire, train, coach, and develop onsite staff; enforce company policies. • Conduct regular staff training and performance counseling to maintain compliance. • Oversee leasing activities, including showings, lease sign‑offs, and accurate reporting. • Implement marketing plans and resident retention programs such as events and newsletters. • Resolve resident complaints and requests to maintain high satisfaction. • Manage maintenance service requests, property inspections, and timely repairs. • Optimize use of property resources, obtain vendor bids, and ensure cost‑effective operations.
