Oversee daily HUD apartment operations: leasing, rent, maintenance, and tenant relations.

About the Role
Key responsibilities include reviewing tenant HUD applications for eligibility, maintaining waiting lists, and showing available units. The manager processes lease paperwork, collects rent and security deposits, and works with accounting to ensure accurate financial handling. Daily duties also involve walking the property twice a day to maintain a visible management presence and monitor its appearance. The Resident Manager expedites unit turnover by coordinating vendors and maintenance staff, conducting daily inspections of vacant units, and processing multiple applicants when a notice to vacate is received. They prepare HUD recertifications, weekly and monthly reports, and cooperate with compliance staff for audits and regulatory filings. Tenant relations involve investigating complaints, issuing warning, 10‑day and 30‑day notices, and appearing in eviction proceedings while maintaining a daily manager’s log. Maintenance and janitorial activities are scheduled in partnership with supervisors, and subcontractors are engaged for plumbing, electrical, painting, and landscaping work. The manager provides residents with information about local schools, shopping, recreation, and transportation, and collaborates with the Service Coordinator to maintain the community‑room event calendar. Additional duties are performed as assigned. • Review HUD tenant applications, maintain waiting lists, and show available units. • Process new move‑in files and ensure all paperwork is complete and orderly. • Conduct twice‑daily property walks to maintain management presence and monitor appearance. • Expedite unit turnover by coordinating vendors and monitoring maintenance staff. • Collect rent and security deposits; collaborate with accounting for accurate processing. • Prepare leases, HUD recertifications, and weekly/monthly operational reports. • Investigate tenant complaints, issue notices, and represent management in eviction proceedings. • Perform unit inspections, assess damage, and coordinate repair and turnover work. • Schedule maintenance and janitorial staff; manage subcontractors for repairs and landscaping. • Provide residents with local community information on schools, shopping, and transportation. • Assist Service Coordinator in maintaining the community‑room event calendar. • Supervise, train, and direct on‑site staff as needed.

What You Bring
Candidates must have at least three years of senior apartment management experience, with HUD experience preferred, and a real‑estate license or relevant coursework is a plus. Required skills include strong oral and written communication, time management, mathematical accuracy, and the ability to supervise and train staff. Proficiency with Microsoft Office is required, and the ability to quickly learn Yardi or similar property‑management software is essential. A valid California driver’s license, reliable transportation, a satisfactory criminal background, and the ability to meet physical demands such as walking, climbing stairs, and lifting up to 30 lb are also required. The work environment is moderately noisy. • Minimum three years senior apartment management experience; HUD experience preferred. • Real‑estate license or relevant coursework preferred. • Strong verbal and written communication, time‑management, and multitasking abilities. • Proficient in Microsoft Office; ability to quickly learn Yardi or similar software. • Valid California driver’s license, reliable transportation, and satisfactory background check. • Physical ability to walk, climb stairs, lift up to 30 lb, and perform other job‑related tasks.
