About the Role

The Operating Engineer is responsible for ensuring the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems for assigned properties provider. The role includes maintaining a clean and safe work environment, performing rounds, routine assessments, preventive and corrective maintenance, painting, and housekeeping. Key duties involve performing plumbing, electrical, and HVAC work, maintaining heating and cooling equipment, monitoring mechanical systems, repairing fixtures and building components, and conducting preventive maintenance according to company standards. The engineer also inspects engine rooms, fire safety equipment, and ensures emergency exits are operational. The engineer documents activities, reports to supervisors, responds immediately to emergencies, complies with codes and company policies, and completes required safety training. A uniform dress code and professional appearance are also required. • Perform plumbing, electrical, and HVAC work on buildings. • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems. • Monitor and adjust mechanical/pneumatic equipment, steam stations, gauges, valves, thermostats, and diffusers. • Verify field conditions and execute required repairs or adjustments. • Monitor energy management systems. • Repair doors, ceilings, hand railings, floors, and other general building components. • Repair plumbing fixtures such as toilets, urinals, flush valves, and lavatories. • Conduct preventive maintenance per C&W standards, including filter changes, coil cleaning, bearing lubrication, belt adjustments, and chemical treatment of water systems. • Inspect engine rooms, fan rooms, cooling towers, motors, pumps, generators, fire pumps, sump and ejector pumps; replace lamps and signage; keep areas clear of debris. • Ensure emergency exit signs and lights function, maintain clear access, and perform fire and life safety inspections per NFPA and local codes. • Document and report activities to supervisor. • Respond promptly to emergencies (fire, evacuation, equipment failure) and address customer concerns. • Comply with all applicable codes, regulations, and company directives while practicing safe work habits. • Follow C&W uniform dress code and maintain a neat appearance. • Move between departments, floors, and properties.

What You Bring

Successful candidates demonstrate technical proficiency, initiative, flexibility, multi‑tasking ability, and a sense of urgency. A high school diploma or GED is required, with a trade apprenticeship preferred, and at least five years of relevant experience. Appropriate trade licenses (e.g., journeyman electrician, refrigeration certificate) may be required, along with a valid driver’s license. Basic computer skills in Outlook, Excel, and Word are needed, as well as knowledge of HVAC, boilers, energy management, and overall building systems. The position operates in a professional office environment but requires travel between properties and work seabed weather conditions. Physical duties include stooping, trechostanding, climbing, lifting up to 50 lb, and using vision to read schematics. • Complete required C&W safety training annually. • Technical proficiency. • Multi‑tasking. • Sense of urgency. • Hold appropriate trade license/permit (e.g., Journeyman or Master Electrician, refrigeration, boiler, steam operator). • May need Universal Technician certification for CFCs. • Maintain a valid driver’s license with good record. • Basic computer skills in Outlook, Excel, and Word. • Experience with operation, maintenance, and repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems. • Knowledge of energy management systems and techniques. • Comprehensive knowledge of building systems; able to work extended shifts, on‑call, and overtime as needed. • Ability to stoop, stand, climb, and lift at least 50 lb, using rigging/lifting devices safely. • Required to crouch, reach, and install/move equipment by bending. • Speak clearly for effective communication. • Read and understand oral and written information. • Use vision to read printed material, drawings, and schematics.
