About the Role
The Community Manager reports to the Regional Manager and is accountable for the full‑cycle operations of an assigned housing community, including personnel, leasing, maintenance, finance, administration and risk management, while ensuring compliance with company policies, safety standards and fair‑housing laws. • Attend on‑site daily and oversee staff scheduling, hiring, training, coaching, and performance documentation. • Provide ongoing staff development, enforce company policies, and address performance issues up to termination. • Drive net operating income by controlling costs, optimizing revenue, and developing annual budgets and forecasts. • Ensure timely rent collection, deposit reconciliation, vendor invoice processing, and accurate financial close‑out reporting. • Create and execute annual marketing plans and leasing strategies to achieve occupancy targets. • Handle resident complaints, implement retention programs, and conduct showings, lease signings, and move‑ins. • Maintain accurate administrative and leasing reports and lead emergency response procedures. • Oversee maintenance operations, property inspections, vendor negotiations, and timely completion of repairs and capital projects.

What You Bring
• High School diploma required; Bachelor’s degree or four years housing experience preferred; CAM or ARM certification a plus. • Proficient with on‑site software and basic computer skills; knowledge of Fair Housing and OSHA regulations. • Ability to stand, sit, walk, lift and move objects up to 25 lb, ascend ladders, operate tools and vehicles, and work in varied indoor/outdoor conditions. • Must have reliable personal transportation for emergency on‑call duties.

Benefits
Compensation ranges from $55,000 to $62,000 annually and includes a total rewards package with medical, dental, vision, life, disability, 401(k) match, performance bonuses, paid sick days and holidays; reliable transportation is required for on‑call emergencies. • Comprehensive benefits package including medical, dental, vision, life, disability, 401(k) match, paid sick days, holidays and performance bonuses.
