About the Role

The Helper (L94)-1 is responsible for non‑technical general building maintenance, custodial duties, light maintenance activities, and minor repairs in commercial properties. Work is performed under close supervision and may include loading, unloading, and moving materials as directed by engineers. The role also involves responding quickly to emergency situations and customer service requests. • Perform general building maintenance under close supervision • Perform custodial duties, grounds, maintenance, and minor repair work • Perform general labor work assigned by engineers, including loading, unloading, moving materials, and running errands • Replace and repair door hardware, locks, and keys • Perform interior and exterior painting with surface preparation and minor repairs on wood, metal, and drywall • Replace light bulbs, lamps, ballasts, and clean fixtures • Move furniture and set up modular systems • Perform vacancy clean‑up and organization • Respond quickly to emergency situations and customer service requests • Police landscaping, sidewalks, common areas, and parking facilities • Perform snow removal and leaf sweeping as needed • Comply with all applicable codes, regulations, and company directives • Use technology such as smartphones, tablets, computers, web‑based applications, and building automation systems • Comply with C&W uniform dress code and maintain a neat appearance • Mechanically inclined; may be sole maintenance staff on shifts, requiring extended periods without relief, overtime, shift work, stand‑by or on‑call duties • Regularly crouch, reach, and install/move equipment using proper body mechanics • Move between departments, floors, and properties to facilitate work

The position operates in a professional office environment but frequently requires travel between properties and work in varying weather conditions. Standard office equipment such as computers, phones, and photocopiers is used regularly. Employees must follow all applicable codes, regulations, and company directives while practicing safe work habits. Required safety training is completed annually, and a uniform dress code must be maintained on and off property. Physical demands include stooping, standing, climbing, and regularly lifting at least 50 lb, as well as the ability to speak clearly and read technical documents. A high school diploma or GED equivalent is required, and participation in an apprenticeship or trade school is preferred. At least one year of related experience in a commercial property setting is desirable. Key competencies include technical proficiency, initiative, flexibility, multi‑tasking, and a sense of urgency. The role may be the sole maintenance staff member on certain shifts, requiring extended periods without relief, overtime, shift work, on‑call, or standby duties.
