About the Role
The Operating Engineer ensures the efficient operation and maintenance of mechanical, electrical, and plumbing systems for assigned facilities, often serving as the sole engineer on site and sometimes supervising maintenance staff. The role involves daily operations, preventive maintenance, coordination with contractors, inventory control, emergency response, compliance with codes and company policies, and reporting to management. The position may require shift work, on‑call duties, and physical tasks such as lifting 50 lb, climbing, and using rigging; work is performed in office settings and across multiple properties in varied weather. • Conduct daily operation and maintenance of mechanical, electrical, and plumbing systems. • Supervise and assign tasks to maintenance staff when applicable. • Perform preventive maintenance such as filter changes, lubrication, lamp replacement, belt adjustments, and bearing replacements. • Recommend and improve preventive maintenance programs. • Develop building‑specific maintenance procedures. • Coordinate maintenance activities with outside contractors and technicians. • Manage stock and inventory control for maintenance supplies. • Respond immediately to emergencies (fire, evacuation, equipment failure) and customer concerns. • Ensure compliance with codes, regulations, company directives, and safe work practices. • Compile and submit monthly building operation reports to management. • Maintain valid EPA Section 608 “Universal” certification for CFC/HFC refrigerants. • Perform work across departments, floors, and properties, often in varying weather conditions.

What You Bring
Candidates need a high school diploma or GED, preferably apprenticeship or trade school training, 5+ years of relevant experience, appropriate trade licenses, EPA refrigerant certification, a valid driver’s license, and basic computer skills. • Complete required C&W safety training and adhere to dress code standards. • Demonstrate strong oral and written communication, organization, technical proficiency, decision‑making, and problem‑solving skills. • Hold appropriate trade licenses (e.g., Journeyman, Master Electrician, Operator, Steam Engineer) as required. • Possess a valid driver’s license with a good record. • Operate basic Outlook, Excel, and Word applications. • Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems. • Knowledge of energy management systems and building operations. • Ability to stoop, stand, climb, and regularly lift at least 50 lb; crouch, reach, and install equipment safely.
