About the Role
The Engineering Manager leads, executes, and monitors initiatives to ensure efficient operation and maintenance of mechanical, electrical, plumbing, elevator, and energy‑management control systems across an assigned portfolio. The role includes mentoring and coaching tradespeople to build a high‑performing workforce for the client. The manager oversees all facets of facility maintenance, collaborates with the Director of Engineering and Senior Property Manager on scope development and bidding for engineering services and CAPEX projects, and provides technical feedback to engineers, architects, and contractors on MEP design and construction. Responsibilities include maintaining HVAC, water treatment, electrical, lighting, plumbing, elevator, and building‑energy systems, conducting inspections and audits, ensuring code‑compliant testing, managing documentation, and monitoring contracted maintenance activities. • Manage daily operations and preventive maintenance of HVAC, electrical, plumbing, elevator, and energy‑management systems. • Conduct regular inspections, audits, and compliance checks for NFPA 92, ASHRAE 188, ACM O&M, and Arc Flash policies. • Oversee documentation including O&M manuals, blueprints, safety data sheets, and loss‑prevention records. • Provide technical feedback to engineers, architects, and contractors on MEP scope, hazards, and efficiency. • Develop and monitor annual operating budgets and five‑year capital plans for each asset. • Supervise and evaluate unionized tradespeople, offering coaching and skill‑development training. • Ensure emergency procedures, OSHA safety programs, and control‑center log reviews are executed. • Maintain compliance with OSHA, NEC, NFPA, and life‑safety codes across all facilities.

What You Bring
A minimum of ten years of operational experience, including five years in commercial real estate facilities, is required; life‑science experience, a Massachusetts trade license, and certifications in HVAC or operating engineering are preferred. The candidate must demonstrate strong leadership, technical problem‑solving, and the ability to manage a unionized workforce while adhering to OSHA, NEC, NFPA, and other safety codes. • Require 10+ years of operational experience and 5+ years in commercial real‑estate facilities; preferred life‑science background and Massachusetts trade license. • Possess strong leadership, delegation, problem‑solving, and multi‑tasking abilities; proficient with BAS, Windows, Excel, Blue Beam, Procore, and Newforma. • Physical ability to stand, walk, lift up to 20 lb (occasionally 50 lb), and work at heights and in varied temperature environments.
