About the Role
Core responsibilities cover all aspects of the company’s safety culture, pre‑construction support, buyout and submittal management, logistics coordination, risk analysis, stakeholder communication, change‑order processing, project meetings, pay applications, schedule development using Lean principles, impact mitigation, documentation, regular reporting, cost forecasting, and project closeout, including legal interfacing. Additional duties include leading the project‑specific safety plan, performing estimating and productivity analysis, supporting senior management in client pre‑construction discussions, identifying and managing project risks, assisting with the business plan, solving operational problems, coordinating internal resources, building external relationships, reviewing expense reports, negotiating change orders, conducting scope review and bid analysis, collaborating with marketing, and promoting diversity and inclusion. • Lead safety culture, mentor staff, and investigate incidents. • Manage JE Dunn pre‑start checklist. • Support pre‑construction: quantity take‑off, trade coordination, scope development, bid packages, schedule, bid list, and advertisement. • Lead buyout schedule: verify pricing, identify bidders, conduct gap analysis, and issue subcontracts. • Oversee submittal schedule, approve shop drawings and samples, and ensure timely return to subcontractors. • Coordinate logistics to obtain material and equipment pricing. • Collaborate with risk management on subcontractor bonding and perform ongoing risk analysis. • Facilitate communication among subcontractors, owners, field, design team, and vendors. • Process change requests: gather pricing, schedule input, and obtain owner/architect approval. • Lead project meetings including monthly reviews, progress, and Owner‑Architect meetings. • Manage monthly subcontractor and owner pay applications. • Develop and maintain project schedule using Lean principles; monitor resources. • Identify schedule impacts and implement mitigation plans. • Document decisions on budget, schedule, quality, safety, and legal matters. • Provide regular project status and profitability reports. • Prepare monthly cost and margin forecasts; track budget variances. • Lead project closeout: punch list, final financials, warranties, and subcontracts. • Interface with legal counsel as needed. • Implement project‑specific safety plan and mentor staff. • Perform estimating and productivity analysis for pre‑construction. • Support senior management in client pre‑construction discussions. • Identify and manage project risks throughout the lifecycle. • Assist in developing and managing the project business plan. • Solve operational problems and recommend solutions. • Manage deliverables from internal functions such as IPS, logistics, and self‑perform. • Engage in industry and community activities to build external relationships. • Review and approve expense reports; negotiate change orders and fee enhancements. • Conduct scope review, bid analysis, and award subcontracts. • Collaborate with marketing on presentations and activities. • Promote diversity and inclusion per company policy.

The Senior Project Manager provides overall direction and leadership for highly complex or multiple projects, fully implementing and managing operations, profitability, and administration. Decisions are made within defined authority limits, with consultation to senior management as needed. The role offers a career path toward Group Manager 1. Candidates need a bachelor’s degree in construction management, engineering or a related field (or equivalent experience), at least ten years of construction management experience, advanced verbal and written communication, strong presentation skills, proficiency in MS Office, CMiC, scheduling and BIM software, and solid knowledge of construction management fundamentals, Lean processes, budgeting and relationship building. The role requires a valid unrestricted driver’s license, ability to lift up to 25 lb, willingness to travel, work non‑traditional hours, and operate in extreme conditions.
