About the Role
The Lead Operating Engineer will oversee all maintenance service requests, ensuring efficient completion with minimal disruption. Responsibilities include troubleshooting equipment, training and supervising staff, managing the preventative maintenance program, handling inventory, and directing contracted work. The role also monitors building systems such as fire safety, HVAC, electrical, generators, and strives for 100% uptime. • Direct and perform all maintenance service requests with minimal disruption. • Diagnose and repair malfunctioning equipment to restore proper operation. • Train and supervise operations staff in tool use, safety, and troubleshooting. • Manage and schedule preventative maintenance, order parts, and maintain inventory. • Oversee contracted maintenance work, ensure warranty compliance, and secure manuals. • Monitor and adjust building systems (HVAC, fire/life safety, electrical, generators) to achieve 100% uptime. • Analyze system performance, identify issues, and implement corrective actions. • Enforce safe storage, usage, and disposal of hazardous materials and maintain a clean workplace. • Process purchase orders, develop supply sources, and conduct periodic inventory checks. • Maintain engineering logs, building rounds, and data sheets; provide contractor training. • Follow emergency escalation procedures and adhere to JLL engineering guidelines.
