About the Role
The senior property manager leads daily operations for a high‑complexity apartment community, multiple communities, or a mixed‑use site that may include retail, parking, and office space. Responsibilities include general administration, leasing, occupancy management, maintenance oversight, and supervision of all property personnel. The role aims to maximize net operating income while preserving the property’s appearance and service standards. It also ensures that staff understand and follow regulatory and company policies. Leasing duties cover meeting prospective residents, evaluating eligibility, showing vacant units, quoting rates, and processing applications, fees, deposits, and move‑in monies. The manager collects rent, reconciles payments, deposits funds daily, and initiates collection or eviction actions when necessary. Move‑in, move‑out, and periodic inspections are performed, with related documentation prepared and sent to corporate. Emergency situations are handled by contacting regional managers or appropriate agencies. Financial management includes preparing the annual operating budget, projecting expenses, reviewing monthly results, and generating variance reports for the regional manager. The manager authorizes purchase orders, approves expenditures within budget limits, and evaluates vendor contracts. Coordination with the corporate office ensures accurate use of on‑site property‑management and time‑keeping software, and new associates receive training. Marketing responsibilities involve creating a plan based on competitive analysis, coordinating advertising and promotions, and ensuring compliance with affirmative marketing goals. The manager works closely with the Marketing Department to maximize exposure and align with company procedures. • Oversee daily operations of multiple apartment or mixed‑use properties and manage associate teams. • Drive NOI growth while maintaining property appearance and service quality. • Conduct leasing activities, rent collection, and enforce delinquency or eviction procedures. • Perform move‑in, move‑out, and periodic unit inspections and process related documentation. • Manage budgets, purchase orders, vendor contracts, and prepare variance reports. • Develop and execute marketing plans, coordinate advertising, and ensure affirmative marketing compliance. • Supervise maintenance programs, capital projects, and liaise with engineering to meet housing quality standards. • Ensure compliance with fair housing laws, affordable‑housing programs, and company policies.

What You Bring
Maintenance oversight requires knowledge of preventive‑maintenance programs, capital‑improvement projects, and housing‑quality standards. The manager collaborates with the Engineering Department on major issues, conducts unit inspections, and ensures timely responses to resident service requests to keep systems operating efficiently. Candidates should hold at least a high school diploma or GED, with an undergraduate degree preferred. They need 5–7 years of supervisory and multifamily property‑management experience, preferably with multi‑site exposure, and may hold certifications such as ARM, CPM, IREM, or CAM. Required skills include fair‑housing knowledge, familiarity with affordable‑housing programs, and proficiency in Microsoft Office; preferred expertise includes Yardi, LRO, leadership abilities, and landlord‑tenant law. • Required: 5‑7 years supervisory property‑management experience; preferred multi‑site management; ARM/CPM/IREM/CAM certifications. • Preferred skills: Yardi, LRO, leadership, Microsoft Office; knowledge of landlord‑tenant regulations.
