About the Role
• Manage office and industrial properties according to best practices, management agreements, and coordination with assistant manager, maintenance tech, and accounting. • Conduct weekly/monthly property tours and daily common area inspections; document findings. • Inspect irrigation systems and landscaping; coordinate repairs with vendors and technicians. • Perform monthly roof inspections with maintenance staff and annual inspections with external consultants. • Inspect internal and external lighting systems monthly; manage necessary repairs. • Identify maintenance issues via work order system analysis and track all work orders. • Be on call for after‑hours issue resolution following established protocols. • Respond immediately to building emergencies, notify owners in writing within 24 hours, and update HPI managers. • Manage tenant move‑ins and move‑outs in partnership with leasing and accounting; handle tenant finish and construction warranties. • Oversee vendor service specifications, ensure quality, and manage hiring or termination of vendors. • Enforce certificates of insurance for buildings, tenants, and vendors. • Ensure compliance with all building reporting requirements. • Collaborate with accounts receivable to handle monthly rent roll, reconciliations, collections, demand letters, and lockouts. • Work with property accountant to approve utility invoices, communicate expected expenditures, and apply proper coding.

What You Bring
The Commercial Property Manager role at HPI is essential, collaborating with an assigned team and the property accounting department to manage Class A commercial properties in line with owner goals, industry best practices, and the management agreement. • Understand ownership, debt structure, and owners' objectives to guide budget creation and management. • Minimum five years of commercial real estate property management experience. • High school diploma required; college degree preferred or comparable experience. • Texas Real Estate License required. • CPM or RPA designation strongly preferred. • Membership in industry organizations such as IREM or BOMA preferred. • Proficiency with Microsoft Office Suite and commercial property management software (e.g., Yardi). • Knowledge of commercial building maintenance systems and ability to produce financial reports per management agreements. • Prior team management experience. • Valid driver's license, clean driving record, and functional vehicle. • Physical ability to conduct property tours.
