About the Role
Key duties include maintaining heating equipment, chillers, pumps, cooling towers, fan coil units and air‑distribution systems, as well as monitoring and adjusting mechanical and pneumatic equipment. Additional tasks cover repair of doors, ceilings, hand railings, flooring, plumbing fixtures, preventive maintenance such as filter changes, coil cleaning, bearing greasing, and inspection of engine rooms, backup generators and fire pumps. The role also entails fire‑life‑safety inspections, emergency response, documentation and adherence to codes, regulations and JLL safety training. • Perform all plumbing, electrical, and HVAC work across assigned commercial buildings. • Maintain and service heating equipment, chillers, pumps, cooling towers, fan coil units, VAV and air‑distribution systems. • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, valves, thermostats and diffusers. • Repair doors, ceilings, hand railings, flooring and other general building components. • Service plumbing fixtures such as water closets, urinals, flush valves and lavatories. • Conduct preventive maintenance including filter changes, coil cleaning, bearing lubrication, belt inspection and pulley alignment. • Inspect and maintain engine rooms, backup generators, fire pumps, sump pumps and related mechanical systems. • Perform fire and life‑safety inspections per NFPA, local codes and JLL standards. • Document daily activities and report to supervisors. • Respond immediately to emergencies such as fire, evacuation, equipment failure or customer concerns. • Ensure compliance with all applicable codes, regulations and JLL safety policies. • Adhere to JLL uniform dress code and maintain a neat appearance on‑site.

What You Bring
The role is a Local 94 Union position requiring at minimum a Q‑99 or Q‑01 FDNYCOF certificate. Two shifts are available, Monday‑Friday 7 am‑3 pm or an alternative schedule. The incumbent will perform all plumbing, electrical, and HVAC requirements for assigned buildings. Core competencies are technical proficiency, initiative, flexibility, multi‑tasking and a sense of urgency. A high‑school diploma or GED is required; an apprenticeship or trade‑school graduation is preferred. Candidates must have at least five years of experience operating mechanical, electrical and plumbing systems in commercial properties. Appropriate trade licenses or permits (e.g., journeyman/master electrician, refrigeration certificate, high‑pressure boiler or steam operator) may be required, as well as a valid driver’s license with a good record. Basic computer skills in Outlook, Excel and Word are expected, along with knowledge of energy‑management systems. The position operates in a professional office environment but requires regular travel between properties and work in varied weather conditions. Physical demands include stooping, standing, climbing, lifting at least 50 lb, crouching, and using vision to read schematics.
