About the Role
The Assistant Community Manager (ACM) reports to the Community Manager and oversees daily operations and financial functions of a housing community. The ACM is responsible for rent delinquency and collections, cash‑flow optimization, and supervising staff and compliance with company policies, safety, and fair‑housing guidelines. • Oversee daily operations and financial functions of the housing community. • Manage rent delinquency, collections, and cash‑flow optimization. • Supervise staff, leasing, maintenance, and risk management in the Community Manager’s absence. • Ensure compliance with company policies, safety standards, and fair‑housing regulations. • Post payments, reconcile receivables, and perform month‑end closings. • Monitor bad debt, issue late notices, and handle eviction processes. • Conduct staff hiring, training, coaching, and performance development. • Implement leasing strategies, marketing plans, and resident‑retention programs. • Provide excellent customer service and oversee maintenance request turnaround. • Conduct regular property inspections and manage vendor relationships to control expenses.

What You Bring
Candidates should have at least one year of experience with affordable‑housing programs such as LIHTC, HUD Section 8, USDA Rural Development, or HOME funds. Affordable‑housing certifications (HCCP, HCP‑E, COS, etc.) are preferred but not required. A high school diploma or equivalent is required; a bachelor’s degree or two years of housing‑industry experience is preferred. The role demands basic computer proficiency, knowledge of Fair Housing and OSHA regulations, and the ability to perform physical tasks such as lifting up to 25 lb and working overtime, weekends, or emergencies. • Possess at least one year of experience with affordable‑housing programs (e.g., LIHTC, HUD Section 8, USDA Rural Development). • Hold or pursue affordable‑housing certifications (HCCP, HCP‑E, COS, etc.) preferred. • Meet education requirement: high school diploma; bachelor's degree or two years housing experience preferred. • Understand Fair Housing Laws and OSHA requirements. • Ability to work overtime, weekends, and perform physical tasks up to 25 lb.
