About the Role
The Construction Superintendent II supports senior superintendents on multifamily residential and mixed‑use projects from start to finish. Managing multiple scopes and trades on projects up to $49 million, the role oversees site activities, ensures schedule adherence, and drives quality across all phases of construction. • Identify root causes of hazards, delays, and quality issues; develop mitigation plans. • Monitor subcontractor performance, productivity, and schedule compliance. • Collaborate with superintendents and project manager to review and update construction schedules. • Ensure adherence to quality control standards for framing, roofing, finishes, etc. • Attend daily and weekly project team meetings; manage RFIs and daily logs. • Conduct inspections with code officials and enforce safety regulations per AvalonBay and governmental standards. • Supervise safe work practices and compliance with project safety and health plans. • Maintain subcontractor sign‑in and ProCore daily logs.

What You Bring
Candidates must hold a high‑school diploma or GED, with construction‑related vocational training preferred, and possess at least five years of residential construction experience. Proficiency in Unifier (I‑BEAM), ProCore, Bluebeam, and Microsoft Office, combined with strong leadership, communication, and problem‑solving skills, is essential. • High school diploma or GED required; vocational construction coursework preferred. • Minimum five years residential construction experience on projects up to $49 million. • Proficiency with Unifier (I‑BEAM), ProCore, Bluebeam, and Microsoft Office (Word, PowerPoint, Project, Excel). • Strong leadership, planning, prioritization, and workload management skills. • Excellent verbal and written communication; ability to work with diverse personalities. • Analytical and problem‑solving abilities; familiarity with building codes and local regulations.
