About the Role

The technician is responsible for day‑to‑day operation, maintenance and repair of building and site systems, including HVAC, electrical, lighting, plumbing, energy management, water treatment, hardware, keying and fire protection. Tasks include patching and painting walls, preparing drywall finishes, repairing ceiling tiles, receiving and planning work assignments, and completing paperwork promptly. The role may involve overseeing central plant equipment such as air handlers, VAV and FPB units, supporting building engineers and other technicians, training less‑qualified staff, performing water‑treatment testing, monitoring contractors, maintaining clean and organized equipment rooms, and following preventive‑maintenance and loss‑control programs. Accurate completion of tenant requests, regular inspections, logging activities, and effective communication of building conditions are also required. • Stand, walk, reach, and use arms regularly while performing tasks. • Operate various machinery and tools, such as a snow blower. • Sit, stoop, crouch, kneel, crawl, balance, climb stairs/ladders, work at heights and in varying temperature environments. • Work around vibration, noise, and dust occasionally. • Move between departments, buildings, and floors to facilitate work.

Physical ability to stand, lift up to 50 lb (occasionally 75 lb), operate tools, and possibly drive a service vehicle is required. • Lift and move up to 50 lb regularly; up to 75 lb occasionally. • Use close, distance, color, and depth vision. • May need to operate a vehicle (truck, van, utility cart, or small tractor).
