About the Role

The Maintenance Technician supports the property’s maintenance operations—including corrective, preventive, routine, emergency, and cosmetic work—under the supervision of the Maintenance Supervisor and Community Manager, and assists with the make‑ready process to meet operational objectives. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs, replacements, and routine maintenance to keep community areas and units functional. • Assist in scheduling and executing maintenance‑related turnover events. • Maintain daily exterior clean‑up of grounds, breezeways, and common areas. • Conduct swimming pool maintenance, cleaning, and accurate chemical logging. • Inspect grounds and facilities daily to identify and correct hazardous conditions. • Execute a preventative maintenance program to extend property life and reduce future repairs. • Adhere to Asset Living policies, OSHA standards, and safety guidelines; maintain a well‑stocked shop. • Support hazard communication initiatives and promote safe work practices. • Participate in unit inspections and monitor inventory of equipment and supplies as needed. • Keep accurate records of service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status. • Assist with general upkeep and cleaning of offices, common areas, and model units. • Report any violations of community rules to the Maintenance Supervisor or Community Manager. • Participate in on‑call emergency response for the community. • Provide excellent customer service, monitor request turnaround times, and ensure consistent resident interactions. • Enforce community policies as delegated by the supervisor.

What You Bring

• Require a high school diploma or equivalent, basic computer skills, and knowledge of Fair Housing and OSHA regulations. • Physical ability to climb ladders, lift 100+ lb objects, work in confined spaces, operate tools, and work overtime, weekends, or night hours for emergencies. • Must have reliable transportation for on‑call emergency duties.
