About the Role
The Lead Operating Engineer ensures efficient operation and maintenance of mechanical, electrical, and plumbing systems for assigned facilities, aiming to maximize system life and reliability. This role often functions without a on‑site Chief Engineer and may be the sole engineer, with responsibility for supervising maintenance staff when needed. • Assist with daily operations and maintenance of mechanical, electrical, and plumbing systems • Supervise and assign tasks to maintenance staff when applicable • Perform preventive maintenance such as filter changes, motor lubrication, lamp replacements, belt adjustments, and bearing replacements • Recommend ongoing improvements to the preventive maintenance program • Develop and maintain building‑specific maintenance procedures • Coordinate maintenance efforts with outside contractors and technicians • Maintain stock and inventory control • Respond immediately to emergencies and customer concerns • Comply with all applicable codes, regulations, and company directives • Compile and submit monthly reports to inform management of building operations • Adhere to C&W Uniform Dress Code and maintain a neat appearance • Regularly required to crouch, reach, and bend to install or move equipment • Movement between departments, floors, and properties to facilitate work

What You Bring
The position works in a professional office setting, utilizing standard equipment such as computers and phones, and requires regular travel between properties in varying weather conditions. On‑call or shift work may be required, especially during emergencies or priority situations. • Complete required C&W Safety Training annually • Communication Proficiency (oral and written) • Organization Skills • Technical Proficiency • Problem Solving/Analysis • High School Diploma or GED Equivalent • Graduate of apprentice program or trade school preferred • 5+ years of trade experience operating MEP systems in commercial properties • Appropriate trade license/permit (e.g., Journeyman, Master Electrician, Operator, Steam Engineer) • Valid universal certification for CFC and HFC refrigerants (EPA Section 608) • Valid driver’s license with a good driving record • Basic computing skills in Outlook, Excel, and Word • Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems • Knowledge of energy management systems and techniques • Thorough knowledge of building systems operations, maintenance, and repair • Ability to stoop, stand, climb and lift at least 50 lb safely • Ability to speak clearly for effective communication • Ability to read and understand oral and written information • Vision abilities required for reading printed material, drawings, and schematics
