About the Role
The Maintenance Supervisor is accountable for all maintenance activities at the community, partnering with the Community Manager to oversee staff, vendors, service requests, preventative maintenance, safety compliance, and resident satisfaction. • Oversee all maintenance operations, including service requests, preventative maintenance, and safety compliance. • Coordinate, schedule, and respond to resident and management work orders; ensure timely repairs in common areas and units. • Conduct daily inspections of grounds and buildings to identify and correct hazardous conditions. • Manage inventory of maintenance supplies and adhere to budget guidelines set by the Community Manager. • Implement and maintain a preventative maintenance program to extend property life and reduce future repairs. • Maintain an organized, fully stocked maintenance shop that follows OSHA safety standards. • Supervise, train, and schedule maintenance staff; provide daily performance checks and immediate assistance as needed. • Evaluate staff performance and deliver ongoing training, coaching, and counseling. • Deliver excellent customer service, monitor request turnaround, and uphold community policies consistently. • Participate in unit inspections, on‑call emergency response, and efficient planning of property resources, equipment, and supplies.

What You Bring
• Require a High School Diploma or equivalent; EPA & CPO certification mandatory, HVAC certification desired. • Possess basic computer skills and knowledge of Fair Housing Laws and OSHA regulations. • Capable of physically demanding tasks, including lifting 100+ lbs., working in confined spaces, and handling overtime/on‑call hours. • Must have reliable transportation for emergency on‑call duties.
