About the Role
The facilities account manager serves as the single point of contact for ABM, responsible for delivering quality facility management services. • Oversee integrated facility services, including management, maintenance, custodial and contracted services. • Act as primary liaison with all customer departments to ensure prompt, responsive, and effective service. • Conduct monthly janitorial and landscaping walks with the client and account supervisor. • Send walkthrough findings to the CMMS manager to create and expedite work order tickets. • Plan, implement, coordinate, and supervise tasks for ABM‑covered building systems and maintenance. • Balance reactive and preventive maintenance, monitor backlogs, adjust priorities, and document deferred maintenance. • Assist in negotiating major service contracts and prepare annual escalations and scope changes for the client. • Develop and execute a strategic plan to manage key facilities‑management functions. • Lead the organization, evaluate ABM personnel performance, provide guidance, training, and recognition. • Ensure compliance with customer and ABM corporate policies and communicate expectations to subordinates. • Evaluate improvements, proposals, and project requirements for feasibility and economic value. • Develop and negotiate minor construction projects as assigned. • Assist in building the facility capital planning budget. • Provide backup support for the CMMS manager as needed. • Create site budgets. • Oversee monthly billing and invoicing to ensure timely client submission. • Verify invoice accuracy and completeness, attach required backup, and upload to the client’s payables system (Coupa). • Track financial spend against purchase orders and obtain approvals for any overruns. • Create site operational budgets and provide recommendations to the client. • Schedule quarterly business review (QBR) meetings with key client stakeholders and prepare documentation. • Lead QBR discussions on performance, work order completion, employee performance, and process reviews. • Develop a routine schedule for monthly internal calls with local branch operators to review issues and successes. • Identify and present one improvement opportunity each quarter (process, staffing, training, etc.). • Identify critical services and develop contingency plans for potential service disruptions. • Provide regular monthly written status reports to the customer and ABM management. • Present performance reports to keep customer management informed of atypical occurrences and staffing challenges. • Implement processes and technology to ensure effective customer satisfaction and service quality.

What You Bring
Minimum requirements include a bachelor’s degree (or equivalent experience), knowledge of facility‑operations crafts such as electrical, plumbing, painting and carpentry, strong understanding of maintenance management principles, and at least five years of facility‑operations experience with three years in a leadership or supervisory role. Preferred skills emphasize strong PC and software proficiency (Word, Excel, Coupa, Avetta, Microsoft Dynamics AX, etc.) and the ability to work within a computerized maintenance management system such as ServiceNow. • Demonstrate strong knowledge of PC operations and software applications (Word, Excel, Coupa, Avetta, Microsoft Dynamics AX, etc.). • Operate effectively within a Computerized Maintenance Management System such as ServiceNow.

Benefits
Compensation ranges from $100K to $110K annually, with the final offer reflecting the candidate’s education, experience, skills, location and market data; eligibility for company incentive or bonus programs and a comprehensive benefits package is provided.
