About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, handling service requests, preventative maintenance, staff and vendor coordination, safety compliance and resident relations while working closely with the Community Manager. Key responsibilities include daily on‑site attendance, scheduling work orders, inspecting properties for hazards, managing inventory and budgets, maintaining a stocked shop, and leading a preventative maintenance program that extends asset life. In addition, the supervisor trains, schedules and evaluates maintenance staff, provides coaching, and ensures compliance with Asset Living’s training benchmarks and OSHA/EPA standards. • Coordinate and respond to resident and management service requests and work orders. • Conduct daily inspections of grounds, buildings and units to identify and correct hazards. • Manage maintenance supplies inventory and stay within budgetary guidelines. • Implement and maintain a preventative maintenance program to extend property lifespan. • Keep the maintenance shop organized, stocked and compliant with OSHA safety standards. • Maintain hazard communication programs and promote safe work practices. • Record and track service requests, EPA/OSHA compliance, make‑ready status and work progress. • Participate in on‑call emergency response and after‑hours property issues. • Supervise, train, schedule and evaluate maintenance staff performance. • Provide coaching, counseling and guidance to ensure staff meet Asset Living training benchmarks. • Deliver high‑quality customer service, monitor request turnaround times and uphold community policies. • Ensure compliance with Fair Housing laws and OSHA regulations.

What You Bring
The role requires a High School Diploma or equivalent, EPA and CPO certifications (HVAC preferred), basic computer proficiency, and knowledge of Fair Housing and OSHA regulations; reliable transportation is also essential for on‑call emergencies. Physical demands involve frequent movement, lifting objects over 100 lb, working in confined spaces, and being available for overtime, weekends and night shifts to address emergencies. • Possess EPA and CPO certifications; HVAC knowledge is a plus. • Demonstrate basic computer skills for on‑site software functions. • Have reliable transportation to fulfill emergency on‑call duties.
