About the Role

The subcontracted services include managing and executing residential renovation projects, coordinating and supervising subcontracted trades, overseeing site scheduling and quality control, ensuring compliance with project scopes, plans, and specifications, coordinating inspections, maintaining clean and safe job sites, and communicating with project managers and homeowners as required. Independent contractors must maintain full control over the means and methods of their services, assume responsibility for all taxes, insurance, licensing, permits, inspections, and regulatory compliance, supply their own labor and subcontractors, comply with all applicable federal, state, and local laws including OSHA safety regulations, and maintain required bonding where applicable. • Manage and execute residential renovation and remodeling projects • Coordinate and supervise subcontracted trades • Provide site supervision, scheduling, and quality control • Ensure compliance with project scopes, plans, and specifications • Coordinate inspections and adhere to applicable building codes • Maintain clean, safe, and secure job sites • Communicate with project managers and homeowners as required • Provide active New York State Workers’ Compensation coverage or valid exemption • Maintain a legally registered business entity (sole proprietor, LLC, or corporation) • Submit itemized invoices for completed work • Maintain full control over means and methods of services • Assume responsibility for taxes, insurance, licensing, permits, inspections, and regulatory compliance • Supply own labor and subcontractors • Comply with federal, New York State, and local laws, including OSHA and safety regulations • Maintain required bonding where applicable

What You Bring

Contractors must provide current documentation of active New York State Workers’ Compensation coverage or a valid exemption, Commercial General Liability insurance meeting industry limits with the ability to name the contractor as additional insured, a legally registered business entity, a valid EIN for tax reporting, itemized invoices for completed work, ownership of tools, equipment, and transportation, and all required state and local licenses. Preferred qualifications include a minimum of three years of residential general contracting experience, proven experience managing renovation and remodel projects, strong scheduling, communication, and project management skills, the ability to deliver projects on time and to quality standards, and professional conduct when working in client homes. • Carry Commercial General Liability insurance with ability to name contractor as additional insured • Possess a valid EIN for tax reporting (1099‑NEC) • Own and use own tools, equipment, and transportation • Hold all licenses required by New York State and applicable local jurisdictions • Minimum three years residential general contracting experience • Proven experience managing renovation and remodel projects • Strong scheduling, communication, and project management skills • Ability to deliver projects on time and to quality standards • Professional conduct when working in client homes
