About the Role
The role involves full commercial management of housing projects from conception to completion, including cost calculation, budgeting, value engineering, and coordinating health and safety information. • Manage full commercial lifecycle of housing projects, from conception through completion. • Calculate and monitor prime costs, including house pricing, labour, site work, and remediation. • Reconcile site infrastructure budgets against phased developments and produce detailed cost budgets for site managers. • Implement value‑engineering solutions to optimise profit and efficiency. • Maintain and price schedules of quantities using the Bill of Quantities database. • Prepare site budgets for business unit authorization and manage public works adoption. • Finalise and manage Housing Association contracts, valuations, and closed‑contract provisions. • Support Customer Services in defect handling and cost recovery within contract agreements. • Oversee subcontractor pricing, procurement, payments, variations, and final account settlement. • Conduct feasibility studies using COINS, preparing estimates of prime costs for land purchase decisions. • Apportion prime costs to individual plots, produce profit analyses, and report savings/excesses to the Director. • Perform monthly production valuations, forecast final accounts, and monitor subcontractor cost movements. • Ensure compliance with Building Regulations, NHBC, HSE, and other relevant codes of practice. • Reconcile and allocate shared costs across group businesses and external companies. • Attend project, pre‑tender, and site meetings; maintain commercial databases and support site teams.

What You Bring
With 22 regional offices across the UK and operations in Spain, the company provides tools for skill development, a no‑blame culture, and the ability to shape work around life. • Possess extensive experience in house‑building commercial discipline and strong knowledge of regulations and health‑safety requirements. • Hold an industry‑related business qualification; membership of CIOB or RICS preferred. • Demonstrate strong managerial, negotiation, and contract law skills; IT literate, preferably with COINS experience.
