About the Role

The Project Manager II is accountable for the safety, direction, completion, and financial outcome of construction projects from budgeting through closeout. Safety is a core value, and the manager promotes safe work practices while collaborating with all levels of project management and field supervision to set operational priorities and maintain quality. Key duties include ensuring customer satisfaction by anticipating client needs, developing and managing project budgets, and leading the subcontractor bid process. The role requires using software tools to track documentation, negotiating subcontractor and material buyouts, planning and scheduling work, and overseeing day‑to‑day job execution, conflict resolution, and quality and safety on site. The manager also monitors labor, material, and equipment costs, forecasts profitability, and completes project closeout for projects ranging from $5 million to $20 million or multiple smaller jobs. Leadership responsibilities involve building relationships, motivating team members, providing clear direction, and fostering cooperative teamwork. The manager communicates effectively in both written and verbal forms, delivers training, and mentors less‑experienced personnel. Business development tasks include interacting with current and prospective clients, preparing and presenting proposals, negotiating new work, and cultivating relationships with owners, architects, and developers. The manager actively generates leads, participates in industry organizations, and works to sustain future project opportunities. • Promote and exemplify safe work practices on all projects. • Identify and exceed client needs to ensure customer satisfaction. • Develop, value‑engineer, and manage project budgets and forecasts. • Lead subcontractor bid process, negotiate buyouts, and prepare subcontracts. • Plan, schedule, and coordinate project execution, including conflict resolution. • Monitor labor, material, and equipment costs to maintain profitability. • Execute project closeout and complete all required documentation. • Manage single projects $5 M–$20 M or multiple smaller projects simultaneously. • Present proposals clearly and professionally to owners and stakeholders. • Provide leadership, mentorship, and motivation to project teams. • Drive business development through client outreach, presentations, and negotiations. • Build and sustain relationships with owners, architects, and developers. • Participate in industry organizations and generate new leads.

What You Bring

The position prefers a B.S. in Construction, Engineering, or a related field and requires at least nine years of experience. Desired experience spans warehouse, healthcare, mission‑critical, K‑12, and higher‑education construction. Candidates must demonstrate strong relationship‑building skills, excellent communication, a collaborative leadership style, self‑motivation, and attention to detail.
