About the Role
The Operations Manager provides leadership and management for the facilities organization at a specific location, set of buildings, or campus. This role implements policies, procedures, programs, and workplace services to ensure the building is well‑managed and well‑maintained, while responding positively to tenant concerns, environmental health and safety, and quality programs in line with client goals. The position coordinates activities, financials, vendors, and manpower required for both current operations and future needs of the building. It oversees day‑to‑day operations, contract management, maintenance programs, and ensures compliance with insurance, documentation, and service level agreements. • Oversee daily facility operations (custodial, life‑safety, engineering, site services, maintenance) per C&W policies and client directives. • Review, bid, and manage contracts; ensure invoices align with contract pricing. • Supervise interior and exterior maintenance programs to uphold property condition and appearance. • Respond promptly to tenant requests and manage contract programs to meet SLA requirements. • Complete all site documentation and reports accurately and on schedule (e.g., manuals, logs, certificates, as‑built drawings). • Prepare, review, and approve budgets, financial reports, contracts, expenditures and purchase orders. • Coordinate annual budget preparation, quarterly reforecast, and business plan publication. • Contribute to capital budgeting and five‑year maintenance and improvement plans. • Gather, analyze, and report statistical data for facility management assessment. • Hire, train, motivate, and evaluate facility staff while maintaining positive relations. • Ensure compliance with management contract terms and requirements. • Monitor tenant and vendor insurance compliance and coordinate claims.

What You Bring
The work environment is a professional office setting with standard equipment, and may require travel between properties in varying weather conditions. Physical demands include regular communication with others and exchange of accurate information. • Bachelor’s degree in Facilities Management, Corporate Real Estate, Project Management, or Business Administration. • 5–7 years of commercial high‑rise, campus, or property portfolio management experience. • Experience in leasing, construction, engineering, and overall property operations. • Knowledge of CMMS/Work Order Management, building management systems, and financial systems (Yardi a plus). • Certifications such as Certified Facility Manager (CFM) or IFMA/BOMA preferred. • Strong communication, technical, problem‑solving, leadership, teamwork, relationship, and financial management skills. • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint).

Benefits
Compensation ranges from $111,713.80 to $131,428.00, with a comprehensive benefits package that includes health, vision, dental, flexible spending accounts, retirement plans, and paid time off. Pay varies based on location, experience, collective bargaining status, and other eligibility factors, and the company adheres to minimum wage requirements.
