About the Role

The Pre‑Construction Estimator supports project teams by preparing conceptual and final estimates, reviewing constructability, conducting cost‑value analyses, managing project scheduling, and handling the bidding process. This role ensures accurate cost data, maintains pricing databases, and mentors staff in estimating software. • Complete necessary take‑offs and prepare cost estimates. • Prepare conceptual estimates. • Support project team in soliciting subcontractors, defining bid requirements, and assignments. • Evaluate changes and directives that may affect cost, scope, time, means, methods, or design. • Obtain and evaluate bids from subcontractors, vendors, and suppliers, identifying qualified bidders. • Resolve cost discrepancies by collecting and analyzing information. • Prepare required documents and reports by collecting, analyzing, and summarizing information and trends. • Maintain unit pricing database by collecting current market rates, reviewing recent bid results, and monitoring market trends. • Capture historical cost data and enter it into cost modeling/forecasting software for future reference. • Maintain advanced understanding of estimating software (On‑screen Takeoff, WinEst, Modelogix, Excel) and mentor others in their use. • Manage workload to ensure preconstruction deliverables are understood and met. • Coordinate workflow of preconstruction and bidding efforts across corporate, division, and local teams to meet deadlines. • Maintain professional and technical knowledge through education workshops, publications, subcontractor networks, and industry societies, focusing on Northern Minnesota. • Stand and/or sit in a stationary position for extended periods (50%+ of the time). • Navigate between office floors and attend off‑site meetings as needed.

What You Bring

• 5–10+ years of related experience preferred. • Proficient in MS Office (Word, Excel, Project, PowerPoint, Outlook). • Working knowledge of preconstruction software. • Ability to develop conceptual estimates quickly from preliminary plans and specifications. • Ability to learn new software and applications. • Excellent verbal and written communication skills. • Ability to work under pressure, meet deadlines, maintain positive attitude and provide exemplary customer service. • Ability to use time productively and meet challenging work goals. • Ability to maintain compliance with company policies, procedures, and quality standards. • Strong work ethic and adherence to company values and conduct standards. • Bachelor’s degree or equivalent combination of education and experience. • Knowledge of or ability to learn On‑screen Takeoff, WinEst, and Modelogix. • Ability to present estimates to internal team members, owners, and design professionals. • Advanced understanding of project costs by construction type. • Valid driver’s license with satisfactory motor vehicle record and compliance with company motor vehicle policy. • Ability to travel to job sites as necessary. • Clearly communicate information (written and verbal) to colleagues and stakeholders. • Use a computer/laptop/iPad in an open office environment with natural or fluorescent lighting. • Lift up to 25 lb unassisted.
