About the Role
The Maintenance Technician is responsible for performing corrective, preventative, routine, emergency, and cosmetic maintenance, as well as supporting the make‑ready process under the guidance of the Maintenance Supervisor and Community Manager. • Attend the site daily and promptly address resident and management work orders for common areas, buildings, and units. • Execute corrective, preventative, routine, emergency, and cosmetic maintenance tasks, including swimming‑pool care and accurate chemical logging. • Conduct make‑ready activities, schedule and assist with turn‑over events, and support unit inspections. • Maintain exterior grounds, breezeways, and common areas to ensure cleanliness and safety. • Follow Asset Living policies, OSHA guidelines, and hazard‑communication programs while keeping the maintenance shop organized and stocked. • Document service requests, preventative‑maintenance actions, EPA/OSHA compliance, and make‑ready status accurately. • Deliver excellent customer service, monitor request turnaround times, and enforce community policies. • Participate in on‑call emergency coverage and address hazardous conditions as they arise. • Meet physical demands such as climbing ladders, lifting 100+ lb objects, working in confined spaces, and tolerating outdoor weather conditions. • Maintain reliable transportation to fulfill on‑call emergency responsibilities.
