About the Role

The Maintenance Technician supports daily maintenance operations, including corrective, preventive, routine, emergency, and cosmetic tasks, and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Respond to resident and management requests and work orders for common areas, buildings, and units. • Perform swimming pool maintenance, cleaning, and maintain accurate chemical logs. • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions. • Maintain a preventative maintenance program to extend property lifespan and minimize future repairs. • Keep the maintenance shop organized, properly stocked, and compliant with safety and OSHA guidelines. • Assist the Maintenance Supervisor with hazard communications, safety practices, inventory monitoring, and unit inspections. • Record service requests, EPA/OSHA compliance, preventative maintenance, make‑ready status, and work progress. • Perform general upkeep, maintenance, and cleaning of offices, common areas, and model units. • Participate in on‑call emergency response for the community. • Provide excellent customer service, monitor request turnaround, and enforce community policies. • Utilize property resources, equipment, and supplies economically. • Perform physically demanding tasks, including lifting 100+ lb, climbing ladders, and working in confined or elevated spaces. • Be available for overtime, weekends, and night‑hour emergencies as needed. • Maintain reliable transportation for on‑call emergency duties.
