About the Role

The Maintenance Supervisor oversees all maintenance operations for assigned communities, including service requests, preventative maintenance, staff and vendor management, safety compliance and resident service. Working closely with the Community Manager, the supervisor ensures timely repairs, maintains inventory, and upholds OSHA and EPA standards while providing on‑call emergency support. • Coordinate and respond to resident and management service requests and work orders daily. • Conduct regular inspections of grounds, buildings and common areas to identify and correct hazards. • Manage maintenance supplies inventory and adhere to budget guidelines. • Implement and maintain a preventative maintenance program to extend property lifespan. • Keep the maintenance shop organized, stocked and compliant with OSHA safety standards. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance and work progress. • Supervise, train, schedule and evaluate maintenance staff, providing coaching and guidance. • Ensure high‑quality, timely completion of repairs, construction and rehabilitation tasks. • Deliver excellent customer service, monitor response times and uphold consistent resident interactions. • Enforce community policies and promote a positive image of the property. • Participate in on‑call emergency response and attend unit inspections as needed. • Maintain reliable transportation for emergency on‑call duties.

What You Bring

Candidates must possess a high‑school diploma or equivalent, EPA and CPO certifications (HVAC preferred), basic computer skills and knowledge of Fair Housing and OSHA regulations. The role requires reliable transportation and the ability to perform physically demanding tasks, lift 100 lb objects, work overtime, weekends and nights for emergencies, and navigate varied property environments. • Possess EPA & CPO certifications, basic computer proficiency and knowledge of Fair Housing and OSHA requirements. • Meet physical demands such as lifting 100 lb items, working in confined spaces, and being available for overtime, weekends and night shifts.
