About the Role
The Community Manager supervises and coordinates daily operations of a high‑complexity, multi‑site, or mixed‑use apartment community, overseeing administration, leasing, occupancy, maintenance, and associate management. Responsibilities include ensuring net operating income growth without sacrificing property appearance or service quality, monitoring regulatory compliance, and maintaining clear communication with the corporate office. Key duties involve developing and executing marketing plans, coordinating advertising, and ensuring compliance with affirmative marketing procedures. The manager approves residency applications, collects rent, manages delinquent accounts, and handles lease documentation, while also conducting move‑in and move‑out inspections and addressing resident needs. The role requires oversight of maintenance programs and capital improvement projects, working closely with the Engineering Department to ensure efficient operations and adherence to housing quality standards. The manager also prepares purchase orders, reviews vendor contracts, assists with budgeting, and evaluates staff performance. • Supervise daily operations of high‑complexity, multi‑site, or mixed‑use apartment communities. • Oversee leasing, rent collection, applicant approvals, and move‑in/move‑out inspections. • Develop and implement marketing strategies, coordinate advertising, and ensure affirmative marketing compliance. • Manage property budgets, prepare operating forecasts, review variance reports, and approve purchase orders within budget limits. • Ensure maintenance program efficiency, coordinate with engineering, and conduct regular unit inspections. • Conduct staff performance evaluations, provide training on property‑management software, and respond to emergency situations.

What You Bring
Candidates must have an undergraduate degree (or high school diploma/associate) and 5‑7 years of supervisory and multifamily property‑management experience, preferably with multi‑site oversight. Preferred certifications include ARM, CPM, IREM, or CAM, and required skills cover fair housing laws, affordable housing programs, and Microsoft Office, with preferred proficiency in Yardi, LRO, leadership, and landlord/tenant knowledge. • Required: Undergraduate degree (or high school diploma/associate) and 5‑7 years supervisory/property‑management experience. • Preferred: Multi‑site management experience and certifications such as ARM, CPM, IREM, or CAM. • Required skills: Fair housing laws, affordable housing programs, Microsoft Office; Preferred skills: Yardi, LRO, leadership, landlord/tenant knowledge.
