About the Role
The Assistant Community Manager supports the Community Manager by overseeing daily operations, financial functions, leasing, maintenance, and staff supervision. In the manager’s absence, this role ensures compliance with company policies, safety protocols, and fair‑housing regulations while optimizing cash flow and resident satisfaction. • Post payments and reconcile daily accounts for all residents and applicants. • Monitor delinquent accounts, issue late notices, contact residents/guarantors, and process evictions. • Prepare end‑of‑month closings and financial reports to meet budgeted revenue and NOI goals. • Conduct move‑out inspections, apply charges, and process security‑deposit refunds. • Screen, hire, train, coach, and develop onsite staff in line with Asset training benchmarks. • Provide ongoing performance counseling and ensure staff adherence to company policies. • Oversee leasing activities, maintain accurate lease documentation, and implement marketing plans. • Address resident complaints and requests promptly to maintain high satisfaction levels. • Create and execute resident retention programs such as events, promotions, and newsletters. • Manage maintenance service requests, conduct property inspections, and ensure timely repairs. • Control property expenses by obtaining vendor bids, negotiating pricing, and managing supplies.

What You Bring
• Minimum one year experience with affordable housing programs (e.g., LIHTC, HUD Section 8, USDA Rural Development, HOME funds). • High school diploma required; bachelor’s degree or two years housing industry experience preferred.
