About the Role
Key duties include preparing vacant units for occupancy by performing painting, drywall repair, trash removal, and mechanical, plumbing, and electrical work. The technician independently repairs systems such as HVAC, hot‑water heaters, appliances, and performs detailed carpentry, interior and exterior painting, and flooring repairs on plank, vinyl, or carpet. Daily responsibilities also cover resident service requests, preventative maintenance, pool cleaning and chemical monitoring, and grounds upkeep such as trash collection and pet‑waste station maintenance. The role requires use of a company‑issued cell phone and apps, personal vehicle for site travel, and participation in an on‑call rotation. • Prepare vacant apartments: paint, drywall repair, trash out, mechanical, plumbing, and electrical fixes. • Perform independent system repairs on electrical, plumbing, HVAC, hot‑water heaters, and appliances. • Execute detailed carpentry, interior/exterior painting, and flooring repair (plank, vinyl, carpet). • Respond to resident service requests promptly with minimal supervision. • Conduct preventative maintenance and scheduled property improvements. • Clean pools, monitor chemical balance, and maintain required logs. • Perform daily grounds maintenance: trash removal, pet‑waste station upkeep, and walkway sweeping. • Use company‑issued cell phone and designated apps for daily tasks. • Operate personal vehicle to travel between assigned properties during work hours. • Participate in on‑call rotation as scheduled. • Maintain safety, professionalism, and strong communication (in‑person, phone, email, text).

The Community Technician 2 is an experienced maintenance professional based in Midland, TX. This full‑time role offers an hourly wage of $28.35‑$30.50 and may involve up to 25% travel. The technician works Monday‑Friday, handling both vacant and occupied apartments. Candidates must have 3‑5 years of general maintenance experience plus 3‑5 years of painting and drywall work, a high mechanical aptitude, and the physical ability to lift up to 80 lb and climb ladders. Required knowledge includes electrical, plumbing, carpentry, pool, irrigation, and HVAC systems; certifications such as HVAC, CPO, or EPA are preferred. Additional expectations include safe work practices, strong motivation in a fast‑paced environment, clear communication via phone, email or text, and proficiency with Microsoft Office, Yardi, and Paycom. Applicants must pass a background check, agree to drug testing, possess a valid driver’s license, reliable transportation, and comply with company policies and Fair Housing laws. • Hold 3‑5 years of general maintenance experience and 3‑5 years of painting/drywall expertise. • Demonstrate high mechanical aptitude and ability to lift 80 lb, climb ladders, and push/pull up to 200 lb. • Possess knowledge of electrical, plumbing, carpentry, pool, irrigation, and HVAC systems; preferred HVAC, CPO, EPA certifications. • Be proficient in Microsoft Office; experience with Yardi and Paycom is preferred. • Agree to background check, voluntary drug testing, and adhere to Fair Housing and company policies. • Hold a valid driver’s license, vehicle insurance, and reliable transportation at all times.
