About the Role

The Maintenance Technician assists with corrective, preventative, routine, emergency, and cosmetic maintenance, as well as the make‑ready process, under the direction of the Maintenance Supervisor and Community Manager. • Attend the community site daily. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs and replacements in common areas and units as needed. • Schedule and execute maintenance/repair turn events. • Clean exterior grounds, breezeways, and common areas each day. • Maintain swimming pool, perform cleaning, and record chemical levels accurately. • Inspect grounds, buildings, and community features daily to identify and correct hazards. • Conduct preventative maintenance to extend property life and reduce future repairs. • Follow Asset policies and OSHA safety guidelines. • Keep the maintenance shop organized, stocked, and safe. • Assist with hazard communications program and promote safe work practices. • Participate in unit inspections when requested. • Monitor inventory of equipment and supplies. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, make‑ready status, and work in progress. • Upkeep and clean office, common areas, and model unit. • Report violations of community rules to the supervisor or manager. • Participate in on‑call emergency response for the community. • Use property resources, equipment, and supplies efficiently. • Provide excellent customer service and monitor request turnaround times. • Ensure consistent and courteous interactions with residents. • Enforce community policies as delegated by the supervisor. • Work outdoors in varied weather conditions and handle hazardous chemicals safely.

What You Bring

• High School Diploma or equivalent required. • Basic computer skills and ability to use on‑site software. • Knowledge of Fair Housing Laws and OSHA requirements. • Capable of climbing ladders, stairs, and working in confined or overhead positions. • Able to lift and move objects of 100+ lbs and operate machinery, power tools, and vehicles/golf carts. • Available for overtime, weekends, night hours, and on‑call emergencies. • Able to stand or sit for prolonged periods. • Reliable transportation required for emergency on‑call duties.
