About the Role

The Building Operator reports to the Property Manager and is responsible for daily maintenance and operation of building systems such as HVAC, electrical, plumbing and mechanical equipment. The role includes monitoring system performance, troubleshooting issues, performing inspections, and coordinating repairs or upgrades with contractors while ensuring safety compliance and accurate record‑keeping. The operator also helps test new procedures and improve processes to support Taggart’s strategic goals. • Control equipment maintenance and building structures per approved practices and budgets. • Liaise with tenants, contractors, and management to resolve service requests and repairs promptly. • Oversee property appearance, safety, and tenant convenience. • Manage building systems contracts, ensuring timely maintenance, servicing, and renewals. • Conduct scheduled property inspections, maintain logs and manuals, and recommend preventative maintenance and capital improvements. • Implement a proactive preventative maintenance program to keep systems energy‑efficient. • Coordinate ad‑hoc repairs with service providers and monitor HVAC, boilers, pumps, generators, and control panels. • Provide rotational after‑hours coverage and act as first responder to building emergencies.

What You Bring

The position involves work in mechanical rooms, boiler rooms, control panels and other technical spaces, requiring the ability to navigate hazards such as electricity, machinery, confined spaces, heights and uneven surfaces. Duties may include prolonged standing or sitting, repetitive tasks and occasional overtime, as well as rotational after‑hours on‑call responsibilities. • Post‑secondary education in mechanical or trade‑related field. • Minimum 10 years property management experience, including 5 years as a building operator. • Certifications such as Building Environmental Systems (BES), System Maintenance Tech (SMT), or Systems Maintenance Administrator (SMA) are assets. • Knowledge of HVAC, electrical, plumbing, building automation, and fire alarm systems. • Proficiency with MS Office and familiarity with BAS platforms (e.g., Angus Anywhere) and blueprint reading. • Valid Class G driver’s license and ability to travel throughout the city.

Benefits
