About the Role
The Maintenance Supervisor partners with the Community Manager to ensure all maintenance functions of a community run smoothly. This includes overseeing staff and vendors, managing work orders, maintaining safety compliance, and delivering responsive service to residents. The role is pivotal in preserving property condition and supporting overall community satisfaction. • Coordinate resident service requests and work orders daily. • Conduct daily inspections of grounds, buildings, and common areas to identify and correct hazards. • Manage maintenance supplies inventory and adhere to budget limits. • Implement and track a preventative maintenance program to extend property life. • Maintain an organized, stocked maintenance shop following OSHA safety standards. • Supervise, train, and schedule maintenance staff, providing daily performance feedback. • Evaluate employee performance and support ongoing coaching and development. • Ensure compliance with EPA, OSHA, and Fair Housing regulations. • Deliver excellent customer service and monitor request turnaround times. • Represent the community positively to achieve property objectives and public recognition. • Participate in on‑call emergency response and unit inspections as needed. • Perform physically demanding tasks, including lifting 100 lb objects, working in confined spaces, and handling hazardous chemicals.

What You Bring
The position requires regular physical activity such as moving, lifting or adjusting objects over 100 lb, navigating confined spaces, and working in varied weather conditions. Employees must be available for overtime, weekends, and on‑call emergencies, and maintain reliable transportation for rapid response. Compliance with OSHA, EPA, and Fair Housing regulations is also expected. • Hold a High School diploma or equivalent; EPA & CPO certifications required; HVAC knowledge desired. • Demonstrate basic computer proficiency for on‑site software functions. • Possess reliable transportation for emergency on‑call duties.
