About the Role

The regional commercial team plays a vital role in delivering every project, handling procurement, commercial, and contractual matters and collaborating with business unit managers, site teams, subcontractors, suppliers and development partners. The role involves scheduling and quantifying materials and labour, ensuring compliance with commercial procedures, supporting project viability and cost‑effectiveness, and processing applications and payments in partnership with finance. • Schedule and quantify materials and labour. • Ensure commercial procedures follow the TW Commercial Manual and Operating Framework. • Collaborate with other departments to improve project viability and cost effectiveness. • Maintain compliance with specifications, programmes, and quality standards. • Process applications and payments, resolving issues with Finance. • Assist in work‑in‑progress and cash‑flow forecasting. • Monitor, reconcile, and recharge shared costs with group or external companies. • Calculate prime costs on developments and report cost movements. • Prepare project budgets for Business Unit Management Team approval. • Maintain development budget in COINS and BoQ. • Manage RSL valuations and attend on‑site meetings. • Monitor and explain all cost movements within project valuation. • Process contractor, subcontractor, and consultant orders, variations, and day works. • Review third‑party project variations and obtain Technical Project Manager approval. • Conduct monthly site valuations against budgeted cost. • Execute full CVR process and present information at finance meetings. • Create Cost to Complete reports and keep the current budget up to date. • Forecast final accounts and present cost‑to‑complete reports. • Adhere to building regulations, NHBC, HSE and other relevant codes of practice. • Attend pre‑start, pre‑tender, specification and other relevant meetings. • Maintain data in COINS, Excel and other computer‑based systems. • Regularly attend sites to perform commercial functions. • Support Senior Commercial Manager with any additional duties. • Manage internal and external client relationships effectively.

What You Bring

Candidates should have a solid understanding of Building Regulations, NHBC and Health & Safety, hold an industry‑related business qualification, be able to manage internal and external client relationships, and be IT‑literate (COINS experience preferred). • Demonstrate good knowledge of Building Regulations, NHBC and Health & Safety. • Hold an industry‑related business qualification. • Be IT literate; experience with COINS system preferred.
