About the Role
The Assistant Community Manager supports the Community Manager in overseeing daily operations, finances, leasing, maintenance, and risk management for a housing community. In the manager’s absence, the assistant supervises staff, ensures compliance with policies, safety, and fair‑housing guidelines, and drives rent collection to optimize cash flow. • Post all resident payments and income accurately and promptly. • Process and reconcile daily accounts receivable. • Monitor bad debt, issue late notices, contact residents/guarantors, and prepare evictions. • Help the property meet budgeted revenue, expenses, and net operating income. • Post charges and utility bill‑backs to resident accounts. • Complete end‑of‑month closing procedures and reporting. • Maintain organized resident records and audit files. • Walk units, post move‑out charges, and handle security‑deposit refunds. • Attend daily on‑site and screen, hire, train, coach, and develop staff. • Provide ongoing training, counseling, and guidance to meet company benchmarks. • Foster teamwork and high‑quality performance through effective leadership. • Enforce compliance with company policies and procedures. • Ensure leasing staff follow effective techniques, close deals, and keep documentation accurate. • Implement marketing strategies outlined in the annual plan. • Address resident complaints, concerns, and requests to maintain satisfaction. • Create and run resident retention programs such as events, promotions, and newsletters. • Show, lease, and move in prospective residents efficiently. • Deliver excellent customer service and monitor maintenance request response times. • Conduct regular property inspections to ensure timely repairs and appearance. • Assist in supervising all business functions related to operations. • Manage property resources, obtain vendor bids, and control equipment and supply costs.

What You Bring
Candidates should have at least a high‑school diploma (a bachelor’s degree is preferred) and two years of housing‑industry experience or an equivalent mix of education and training. Basic computer skills, knowledge of Fair Housing Laws and OSHA, and the ability to perform routine physical tasks are required. Compensation includes $20‑$21 per hour, a comprehensive benefits package, 401(k) matching, and performance bonuses.
