About the Role

The Assistant Community Manager supports the Community Manager in daily operations and financial functions of an affordable housing community. Responsibilities include rent collection, cash‑flow optimization, and overseeing personnel, leasing, maintenance, administration, and risk management when the manager is absent. The role also ensures compliance with company policies, safety standards, and fair‑housing regulations. • Post payments, reconcile receivables, and manage end‑of‑month closing and reporting. • Monitor bad debt, issue late notices, contact residents/guarantors, and coordinate evictions. • Supervise on‑site staff: hire, train, coach, and ensure compliance with company standards. • Implement leasing strategies, show units, process lease documents, and drive resident retention programs. • Oversee maintenance requests, conduct property inspections, and ensure timely repairs and property appearance. • Manage budgeting to meet revenue, expense, and Net Operating Income targets. • Maintain accurate resident records, audit files, and process move‑out charges and security deposits.

What You Bring

• Require minimum 1 year experience with affordable housing programs (LIHTC, HUD, etc.); high school diploma required, bachelor’s preferred. • Ability to use onsite software, understand Fair Housing Laws and OSHA requirements. • Physical duties include standing, lifting up to 25 lb, climbing ladders, operating equipment, and working overtime or weekends as needed.
