About the Role

Daily responsibilities include cleaning vacant units, community rooms, garbage areas, and grounds, as well as using power tools such as pressure washers, drills, saws, and sanders to perform repairs. The technician conducts full unit turnovers, buffers and waxes community‑room floors, installs window coverings, replaces exterior light bulbs and door locks, and carries out moderate plumbing, carpentry, and electrical repairs. Additional tasks involve gutter cleaning, interior and exterior touch‑up painting, parking‑lot upkeep, and reporting maintenance issues to on‑site management, with off‑hour on‑call availability for emergencies. • Perform cleaning of vacant units, community rooms, garbage areas, and grounds. • Use power tools such as pressure washers, drills, saws, and sanders for maintenance tasks. • Execute full unit turnovers following Burbank Housing procedures. • Install and replace window coverings, exterior light bulbs, and door locks. • Conduct moderate plumbing, carpentry, and electrical repairs. • Clean first‑story gutters and perform interior/exterior touch‑up painting. • Maintain parking‑lot cleanliness as needed. • Identify maintenance issues and report them to on‑site management. • Provide off‑hour on‑call availability for emergencies.

Candidates must hold a high school diploma or equivalent and have at least two years of residential maintenance or a related trade experience. Required skills include self‑motivation, attention to detail, strong time‑management, the ability to work independently and cooperatively with residents, vendors, and staff, and proficiency in reading and completing English work orders. The role also demands competence with email, work‑order software such as Yardi and Paycom, basic office procedures, and the use of a personal, insured vehicle with a valid California driver’s license. The position requires regular physical activity such as walking, climbing stairs, lifting up to 50 pounds with assistance, operating hand and power tools, and working in both indoor and outdoor environments, including inclement weather and uneven ground. Employees must also drive a motor vehicle or cart while maintaining a Class C California driver’s license in good standing. Noise levels in the work environment range from moderate to high. • Buff and wax community‑room floors. • Hold a high school diploma (or equivalent) and at least two years of residential maintenance experience. • Possess a valid California Class C driver’s license, good driving record, and personal insured vehicle for travel between properties.

Benefits

Work hours are Monday through Friday, 7:30 am to 4:00 pm, with a half‑hour meal break, and the role is performed onsite.
