About the Role
The Assistant Property Manager supports the Property Manager with general administration and daily operations of the apartment community, and is cross‑trained to assume manager duties when needed. Responsibilities include maintaining the physical asset, maximizing net operating income, ensuring regulatory compliance, and overseeing loss‑prevention and corporate policies. The role also involves managing on‑site property management software, training staff, processing purchase orders and vendor invoices, and responding to emergencies. Maintenance coordination is a key function: the assistant creates service orders, distributes them to appropriate staff, follows up on requests, and keeps residents informed of any delays. They also conduct move‑in and move‑out inspections, determine market readiness, enforce leasing policies, collect application fees and security deposits, and handle rent collection, reconciliation, and eviction procedures as required. • Assist the Property Manager with daily administration and operations of an apartment community. • Act as Property Manager during the manager’s absence, handling leasing, rent collection, and vendor relations. • Ensure regulatory compliance, property policies, and loss‑prevention procedures are followed. • Manage on‑site property management software, train staff, and maintain accurate data entry. • Process purchase orders, vendor invoices, and follow up on payments. • Coordinate maintenance requests, generate service orders, and communicate delays to residents. • Conduct move‑in/move‑out inspections, assess damages, and enforce lease renewal policies. • Collect rents, reconcile payments, and initiate eviction procedures when necessary.

What You Bring
Candidates must have a High School Diploma/GED; an Associate Degree in Property Management or Accounting is preferred, along with 1‑2 years of experience in leasing, bookkeeping, or operations. A valid driver’s license may be required, and up to 10 % travel is expected. Required skills include knowledge of fair housing laws, property management, and Microsoft Office; preferred skills encompass affordable housing programs, One‑Site software, strong customer service, follow‑through, and personal accountability. • Required: High School Diploma/GED; 1‑2 years leasing, bookkeeping, or operations experience. • Preferred: Associate degree in Property Management or Accounting; knowledge of fair housing laws and Microsoft Office. • Desired skills: affordable housing programs, One‑Site software, strong customer service, accountability. • Up to 10 % travel may be required.
