About the Role
The Lead Operating Engineer oversees daily operations, maintenance, and optimization of building systems and equipment within commercial real‑estate facilities. This role blends hands‑on technical expertise with leadership responsibilities, ensuring efficient facility operations while mentoring junior engineering staff and coordinating with property‑management teams. Key duties include supervising HVAC, electrical, plumbing, fire safety, and security systems, monitoring building automation and energy‑management platforms, conducting regular inspections, and ensuring compliance with safety standards. The engineer also leads a team of technicians, develops preventive‑maintenance programs, manages emergency repairs, and collaborates on capital‑improvement projects and system upgrades. • Supervise daily operations of HVAC, electrical, plumbing, fire safety, and security systems across commercial properties. • Monitor building automation and energy‑management platforms to optimize performance and detect issues. • Conduct regular inspections of mechanical equipment and infrastructure to ensure safety compliance. • Lead, mentor, and schedule a team of operating engineers and maintenance technicians for 24/7 coverage. • Develop and execute preventive‑maintenance programs for all building systems. • Coordinate emergency repairs and troubleshoot complex technical problems. • Manage vendor relationships, service contracts, and quality of external contractor work. • Ensure compliance with OSHA, EPA, local codes, and maintain accurate regulatory documentation. • Collaborate with property managers and tenants on capital‑improvement projects and system upgrades. • Provide technical input for budget planning and cost estimation of maintenance projects.

What You Bring
Candidates must hold a bachelor’s degree in mechanical, electrical, or civil engineering (or equivalent technical training), have 5‑7 years of experience in building operations or facilities management, and possess relevant certifications such as a stationary‑engineer license and First Aid/CPR. Proficiency with building‑automation systems, CMMS, and strong problem‑solving and communication skills are essential. • Hold a bachelor’s degree in engineering or equivalent technical training and 5‑7 years of facilities‑management experience. • Possess certifications such as a stationary‑engineer license, HVAC/electrical trade certifications, and First Aid/CPR. • Demonstrate proficiency with building‑automation systems, CMMS, and Microsoft Office. • Exhibit strong problem‑solving, analytical, and communication skills. • Ability to work flexible schedules, including evenings, weekends, and on‑call rotations. • Physical capability to lift 50 lb, work in confined spaces, and access rooftops or heights.
