About the Role

The Assistant Facility Manager – Technical reports to the Property Manager and is based at the assigned location. This role is responsible for maintaining and continuously improving the service level performance of operations while upholding a high standard of service in line with client requirements. The incumbent leads the technical team and oversees all technical activities, including UPS, lighting, HT & LT power distribution, new installations, DG operations, HVAC systems, STP, OWC, gas banks, HSD yards, elevators, and escalators. They ensure EHS guidelines are followed, manage assets, tools, and consumables with a cost‑conscious approach, and drive innovation and vendor negotiations. Additional duties include conducting trainings, quickly mobilising resources, coordinating with clients and occupiers, preparing daily and weekly reports, performing compliance audits, handling occupant queries, and maintaining safety procedures and staff performance. • Lead and mentor the technical team. • Oversee UPS, lighting, power distribution, DG, HVAC, STP, OWC, gas banks, elevators and escalators. • Implement EHS guidelines across all technical activities. • Manage assets, tools and consumables with cost efficiency. • Introduce innovative solutions and new ideas. • Negotiate contracts and service agreements with vendors. • Conduct facility and EHS training for staff and service providers. • Mobilise resources swiftly to meet changing demands. • Coordinate building‑related matters with clients and occupiers. • Prepare daily attendance, complaint, consumable, incident and client meeting reports. • Perform periodic compliance audits and ensure audit readiness. • Handle occupant queries professionally and ensure timely resolution. • Inspect and approve staff work performance, providing leadership and communication. • Support senior property manager in shutdown planning, cost‑saving initiatives and vendor evaluation. • Represent the technical portfolio in client and occupier forums.

What You Bring

Applicants should hold a Bachelor’s degree with 5‑7 years of experience or a Diploma with 8‑10 years, possessing strong knowledge of electrical systems, HVAC, STP/WTP, elevators, fire systems, and statutory compliance. A minimum of five years in facility management with hospitality exposure is required, along with an eye for detail, excellent communication skills, the ability to lead young and demanding teams, and the capacity to take initiative and make decisions under uncertain conditions.
