About the Role

The Floating Property Manager travels to specified regional and out-of-market locations where a vacancy exists, overseeing an apartment community of typically more than 200 units. Responsibilities include general administration, leasing, occupancy management, maintenance oversight, and supervision of all property associates. The role aims to protect physical assets and maximize net operating income while maintaining property appearance and customer service standards. Leadership duties involve overseeing a team of associates across varied environments, establishing communication channels between on-site staff and the corporate office, and ensuring professional performance. The manager trains new associates, provides ongoing development, and conducts performance evaluations with goal setting and coaching. Maintaining compliance with company policies and regulatory requirements is also a core focus. Financial responsibilities include maintaining required occupancy levels, preparing purchase orders, approving expenditures within budget limits, and reviewing vendor contracts for the Regional Manager. The manager prepares and manages the operating budget, reviews monthly results, and drafts variance reports. Additionally, the manager oversees move-in and move-out inspections, charges residents for damages, and maintains accurate documentation. Customer-facing tasks involve meeting prospective residents, assessing eligibility, showing vacant and model units, and quoting rental rates and promotions. The manager processes applications, collects deposits, approves leasing documents, and handles rent collection, delinquency follow-up, and eviction procedures when necessary. Follow-up communications and literature are used to pursue rental status and maintain occupancy. The manager maintains knowledge of maintenance programs, capital improvement projects, and housekeeping functions to ensure efficient operation and compliance with housing quality standards. Coordination with the Engineering Department addresses major maintenance issues, and the manager responds to emergencies by contacting appropriate regional managers or agencies. The role also ensures curb appeal, market-ready apartments, and a welcoming environment consistent with Brookfield standards. • Travel to regional and out-of-market sites to fill vacant property manager positions. • Supervise a team of associates across diverse environments, ensuring professionalism and performance. • Manage budgets, approve expenditures, and prepare variance reports with the Regional Manager. • Conduct move-in and move-out inspections, assess damages, and maintain on-site records. • Lead leasing activities: show units, qualify applicants, collect deposits, and enforce rent collection. • Oversee maintenance programs, coordinate major repairs, and respond to emergencies. • Ensure compliance with fair housing laws, company policies, and housing quality standards.

What You Bring

Applicants must hold a High School Diploma or GED, with an associate or bachelor’s degree in General Studies preferred, and possess 3-4 years of supervisory and property-management experience, including 1-2 years of multi-state exposure. Required skills include knowledge of fair housing laws, Microsoft Office proficiency, and strong leadership abilities; familiarity with affordable housing programs is a plus. The position requires up to 75% travel. • Require high school diploma/GED; associate or bachelor’s degree preferred; 3-4 years supervisory/property-management experience. • Must be able to travel up to 75% of the time.
