About the Role

The Maintenance Technician assists with corrective, preventative, routine, emergency, and cosmetic maintenance, supports the make‑ready process, and works under the supervision of the Maintenance Supervisor and Community Manager to meet the property’s operational objectives. • Attend site daily and respond promptly to resident and management work orders. • Perform routine, preventative, corrective, emergency, and cosmetic maintenance on common areas, buildings, and units. • Conduct make‑ready turn events and assist with unit inspections. • Maintain swimming pool cleanliness and accurate chemical logs. • Inspect grounds and facilities daily to identify and correct hazards. • Follow Asset Living policies, OSHA, and EPA standards; keep a well‑stocked, safe maintenance shop. • Manage inventory of equipment and supplies; maintain accurate service and maintenance records. • Provide excellent customer service, monitor request turnaround, and enforce community policies. • Participate in on‑call emergency response and work overtime as needed. • Perform general upkeep of office, common areas, and model unit.

What You Bring

• Require High School diploma or equivalent; basic computer skills; knowledge of Fair Housing and OSHA. • Must be able to lift/move objects 100+ lbs, climb ladders, work in confined spaces, and operate power tools and vehicles. • Reliable transportation required for on‑call emergencies.
